Window prices in Reigate, from one back-bedroom casement to a whole house
Eight typical jobs, cheapest first, chosen to show both sides of the conservation line. Every figure is supplied and fitted, including VAT.
These are illustrations, not customers' jobs. Each example is a typical specification for a kind of house found around Reigate, priced from the installer's standard rates. The photographs are illustrations too. Your own price comes from a survey.
Example 1
One small casement at the back of a Somers Road house
Inside the conservation area, but facing a private garden
A 600 x 900 white uPVC flush casement in a rear bathroom. The Article 4 controls reach windows facing the road or open space, so this one usually needs no application while the front stays timber.
From £765
Typically £765 to £1,085
Example 2
Two front casements on a 1930s Woodhatch semi
No conservation area
Two 1000 x 1200 uPVC flush casements in white, replacing tired top-hung frames on a semi built after the Woodhatch Farm sale.
From £2,200
Typically £2,200 to £3,900
Example 3
A three-unit bay on an Edwardian semi in Redhill

Typically £3,380 to £5,430
Example 4
Three sashes on a South Park cottage
No conservation area
Three 900 x 1800 white uPVC vertical sliding sashes, two up and one down, on one of the 1860s cottages south of the town. Scaffold for the upper pair, if needed, adds roughly £500.
From £4,515
Typically £4,515 to £6,570
Example 5
Two timber sashes on the road side of a Wray Common villa
Wray Common conservation area, Article 4 on the street side
Two 900 x 1800 timber box sashes copying the existing bars and horns, made after planning approval. The garden-side windows can be priced separately in uPVC.

Typically £5,300 to £7,600
Example 6
Two tall sashes on a Reigate Hill stucco villa
Somers Road conservation area
Two 1100 x 2400 conservation sashes with slim double-glazed units and true glazing bars, for the tall ground-floor openings of an 1850s villa.

Typically £9,400 to £15,800
Example 7
Three steel-look windows on a Kingswood Arts and Crafts house
Kingswood conservation area, no Article 4 direction
Three three-pane steel-look heritage aluminium windows at 1800 x 1200, replacing failing steel casements on a house from the Warren estate building years.
From £10,350
Typically £10,350 to £18,570
Example 8
Ten windows on a modern detached house on Reigate Hill
No conservation area
Ten slimline aluminium casements at around 1200 x 1200 in anthracite outside and white inside, fitted as one job. Scaffold to the upper floor adds roughly £500.
From £12,000
Typically £12,000 to £19,500
What is inside the figures
Taking the old frames away and making good inside and out are included in every range on this page. Three things are not, because nobody can price them from a photograph: support for a bay that carries the wall above, rotten sills, and damaged brick arches. The surveyor prices those once they have seen them. Scaffold for an upstairs window adds roughly £500 to a small job.
What changes the price inside a conservation area
The frame is the same price whatever the street. What changes is which frame you are allowed. On the road side of a Wray Common or Somers Road house that usually means timber at £2,650 to £3,800 a sash instead of uPVC at £1,505 to £2,190, and a planning application before anything is made. Check your street first.
Patio doors and roof lanterns
This site deals in windows. If you are also thinking about a roof lantern or sliding patio doors, the cost depends on structural work that has to be seen, so there is no published figure. Mention it on the form and the surveyor will look at it on the same visit.
